Privacy Policy

This page explains what happens to your information when you use this website. It is written plainly on purpose. If something here is unclear, call Michele at (704) 458-3331 and ask.
Who this covers
This policy covers the websites operated by Michele Cosmas, a licensed North Carolina real estate broker with eXp Realty, LLC:
- huntersvillerealty.com
- denverrealtync.com
- kannapolisrealty.com
- charlottencrealty.com
All four run the same website, so this one policy applies to all of them.
The sites are built and maintained by Landslide Studios, which operates the hosting and the website analytics described below on Michele's behalf.
What we collect
When you fill in a form
There are three places on this site where you can send us something: the pop-up "Book my call" form, the home valuation form on the home and sellers pages, and the form on the contact page. Depending on which one you use, they ask for:
- your name, email address and phone number
- whether you are buying or selling, and your timeline
- your budget or price range, and the area you are looking in
- for a valuation: the property address, bedrooms, bathrooms and approximate square footage
- anything you type into the message or description box
You choose what to put in. Nothing on this site is required reading or required typing — you can browse the whole site without giving us anything.
Where it goes. Form submissions are sent straight to Michele by email. They are delivered by Resend, an email delivery service, and pass through a small program running on Cloudflare that checks the submission is not spam. They are not saved in a database, a CRM or a spreadsheet by this website. The email lands in Michele's inbox at MicheleHuntersvilleRealty@gmail.com, and a copy goes to Landslide Studios so the form can be monitored for failures.
The spam check works by looking at three hidden fields that real people never see and never fill in, and by checking how quickly the form was submitted after it opened. If a submission looks automated it is discarded and never emailed to anyone.
When you just look around
Some things run the moment the page opens, before you have answered the cookie banner. Others run only if you press Accept. Both lists are below, and both were checked by loading the live site in a fresh browser and reading out what it actually stored and who it actually contacted.
Before you choose anything:
- Vercel Web Analytics counts page views. It runs from this site's own domain, sets no cookie, and does not give you an ID that follows you anywhere. It runs whether or not you accept cookies.
- IDX Broker supplies the property search and the listing widgets. Its script loads from
idxbroker.comas soon as a page carrying a listing widget opens, and it sets one cookie,IDX-sessionID, onhuntersvillerealty.idxbroker.com. It groups one visit together and expires in about a day. This happens before the cookie banner is answered, and pressing Decline does not remove it, because it is how the property search keeps your place while you browse. IDX Broker also sees your IP address. - Microsoft Azure Maps and Azure Application Insights are used by that IDX Broker widget, not
by us directly. Loading a page with the search on it contacts
atlas.microsoft.comfor map tiles anddc.services.visualstudio.comfor IDX Broker's own error and performance reporting, and writes two temporary entries (AI_buffer,AI_sentBuffer) into your browser's session storage. Those entries are emptied when you close the tab. - Amazon S3 serves the listing photographs, so Amazon sees your IP address when they load.
- Google Fonts — the typefaces are loaded from Google's servers, so Google sees your IP address when the page opens.
Only if you press Accept:
- Microsoft Clarity shows us how pages are actually used — where people scroll, what they click, and playback of how a page was used. Clarity does set cookies and does give your browser an ID. If you decline, or if you have not answered yet, Clarity is not loaded at all. The script is never requested and no Clarity cookie is created.
Cookies
If you press Decline, or if you have not answered yet, the only cookie in your browser is IDX
Broker's IDX-sessionID, described above. This site also saves a note of your answer so we do not ask
again on every page; that note is stored in your browser, is never sent to us or to anyone else, and is not a
cookie.
If you press Accept, Microsoft Clarity loads and eleven cookies end up in your browser
across four different domains. Nine appear within a second or two; the two named _clck and
_clsk appear as soon as Clarity sends its first batch of data, which on a real visit is almost
immediately. Named in full, because a policy that lists two of eleven is not an honest one:
Accepting connects your visit to Microsoft's advertising system. This page used to say we do not
share anything about your visit with ad networks. That was wrong, and it is corrected here. When Clarity loads it
performs an identifier sync with c.bing.com, which is Microsoft Advertising, and that writes the
MUID, SRM_B and MR cookies onto the bing.com domain. Those are
Microsoft advertising identifiers and they are readable by Microsoft on other websites you visit. Michele does not
buy advertising from Microsoft and receives nothing back from it, but the sharing happens all the same, as a
condition of using Clarity.
If that is not what you want, press Decline. Declining stops all of it: no Clarity, no Microsoft cookies, no Bing sync. You can change your mind at any time using the Cookie settings link at the bottom of any page, or by clearing your browser's cookies and site data for this site.
Other companies involved
These are the outside companies that receive something when you use this site:
- Vercel — hosts the website. Like every web host, its servers see your IP address and browser type in ordinary server logs when a page is requested.
- IDX Broker — supplies the property search and listing widgets. Runs on every page that has a
listing on it, before you answer the banner, and sets the
IDX-sessionIDcookie. - Microsoft (Azure Maps and Application Insights) — the map tiles inside the IDX Broker search, and IDX Broker's own error reporting. Contacted before you answer the banner.
- Amazon Web Services (S3) — serves the listing photographs.
- Cloudflare — runs the small program that checks form submissions for spam before they are emailed.
- Resend — delivers the form submission email to Michele.
- Microsoft Clarity — usage recording and heatmaps. Only after you press Accept.
- Microsoft Advertising (Bing) — receives an identifier sync from Clarity. Only after you press Accept.
- Google Fonts — the typefaces on this site are loaded from Google's servers, which means Google sees your IP address when the page loads.
- Landslide Studios — builds and maintains the sites, and is copied on lead emails.
We do not sell your information, and Michele does not share it with anyone beyond the companies named above. Once you become a client, the paperwork for an actual transaction is handled by eXp Realty, LLC under its own terms, which is separate from this website.
How we know all this is true
Everything on this page about cookies, storage and outside companies was measured, not assumed. On 6 August 2026 the live site was opened three times in a clean browser: once without answering the banner, once after pressing Accept, and once after pressing Reject. In each case every cookie, every stored value and every outside server the page contacted was listed and compared. The counts and names above are that list. An earlier version of this page was written by reading the website's own source code instead, which is why it named two cookies when the browser was holding eleven: source code shows what this site asks for, not what somebody else's script goes on to do afterwards.
Links to other sites
Some links here go to places we do not control — Zillow, Facebook, LinkedIn, the NC Real Estate Commission, and the property search. Once you follow one of those links, that company's own privacy policy applies, not this one.
How long we keep things
Form submissions live in Michele's email inbox. She keeps enquiries for as long as it is useful to help you and to meet North Carolina real estate record-keeping rules — which for an actual transaction is three years — and deletes them after that. Clarity data is held by Microsoft for up to 30 days. Vercel's page-view counts are aggregate numbers with nothing personal in them.
Getting your information deleted
Email michelehuntersvillerealty@gmail.com or call (704) 458-3331 and ask. You can ask us to tell you what we hold, correct it, or delete it. We will do it, and we will not charge you or make it difficult. The only thing we may have to keep is anything required by real estate record-keeping rules for a transaction that actually happened.
To remove the cookie side of things yourself: press Cookie settings at the bottom of any page and choose Decline, then clear this site's cookies in your browser.
Children
This site is meant for adults buying and selling homes. We do not knowingly collect information from children under 13.
Changes
If what we collect changes, this page changes with it, and the date at the top will tell you when. There is no version of this policy that quietly covers more than what is written here.
